Two towers (East at 44 stories, West at 45 stories) with 896 total units, designed by Arquitectonica and developed by Related Group, completed in 2005. One Miami sits at the confluence of the Miami River and Biscayne Bay, one of the most iconic waterfront positions in all of downtown. It's part of the larger Met Miami complex that includes the InterContinental hotel, office buildings, Met 3 rentals, and a Whole Foods. The location is genuinely elite. The building itself? That's where it gets complicated.
One Miami is a real mixed bag. You've got young professionals who want a downtown address at a reasonable price, international buyers who picked it up as an investment, long-term residents who've been there since 2005, and renters who found a deal on a unit with a view. It's not a scene building at all, there's no vibe to speak of, honestly. People live here because the location is incredible and the price-per-square-foot is competitive for what you get. If you care about having the newest finishes and the trendiest lobby, this isn't your building. If you care about being at the center of Miami with water views and a Whole Foods downstairs, One Miami makes a lot of sense.
One Miami sits at arguably the best intersection in downtown Miami, where the Miami River meets Biscayne Bay. You're at the southern tip of downtown, right where it transitions into Brickell. The Met Miami complex surrounds you with the InterContinental hotel, office towers, Met 3 rentals, and retail including Whole Foods. The Metromover is across the street. You're walking distance to Brickell City Centre, Bayfront Park, and the financial district. It's one of those locations where you genuinely don't need a car for daily life.
Connected to One Miami as part of the Met Miami complex. You can do a day pass to the InterContinental pool or hang with hotel guests. It's a nice perk, especially since One Miami's own amenities are limited.

One Miami's waterfront location is largely protected, nobody's building on the bay or the river in front of you. South-facing units looking toward Brickell Key and the water have views that aren't going anywhere. North-facing views are partially blocked by the InterContinental and other Met Miami buildings. The area around One Miami is mature and mostly built out, so you're not going to see dramatic changes to the immediate surroundings. The bigger question is the building itself, at 20 years old, One Miami is approaching the age where major systems need attention. The pool renovation took about 3 years to complete, which gives you a sense of how these projects go. Expect more renovation projects in the coming years for lobbies, hallways, and common areas.

16 elevators across two towers for 896 units gives you a 56:1 ratio, which is actually good for a building this massive. Related Group got the elevator math right here even if they cut corners elsewhere. You'll still wait during peak times given the sheer volume of residents, but the infrastructure is there.
One Miami has arguably the best location of any condo in downtown Miami. You're at the confluence of the Miami River and Biscayne Bay, connected to the InterContinental, walking distance to Whole Foods, Brickell City Centre, Bayfront Park, and the Metromover. If location is your #1 priority, this building is hard to beat. Everything else about the building is secondary to this fact.
There's a massive difference between renovated and original units at One Miami. Original units have small kitchens, dated fixtures, no floor-to-ceiling glass, and small balconies. Renovated units can be genuinely nice. The building was not built to luxury standards even by 2005 metrics, it was more mid-market. The specific unit you choose makes all the difference between a great experience and a disappointing one.
The pool was recently renovated and it looks great now. But the renovation took approximately 3 years to complete. Three years without a pool in Miami. This gives you a sense of how building-wide projects move at One Miami. If you see another major renovation being proposed, mentally prepare for a long timeline.
One Miami is connected to the InterContinental hotel as part of the Met Miami complex. You can get a day pass to use the InterContinental's pool and amenities. Given that One Miami's own amenities are limited, this is a genuine perk worth knowing about. It's like having a backup amenity package.
South-facing units in both towers have incredible views of Brickell Key, the bay, and the water. These views are protected, there's nothing to build in front of you. North-facing units can be partially blocked by the InterContinental or other Met Miami buildings. East-facing units get beautiful sunrise views over the bay. West-facing units look into downtown.
The lobbies, hallways, and common areas are very much stuck in 2005. They haven't been significantly updated since the building opened. If you're coming from a newer building, the common areas will feel dated. The building is functional and well-maintained enough, but it's not winning any design awards in 2025.
With 896 units across two towers, One Miami is a big building. That means elevator waits, crowded amenities during peak times, and a less intimate feel. The flip side is that the HOA costs are spread across more units, which helps keep them relatively reasonable for the location.
Like 50 Biscayne, One Miami is a Related Group development. Related builds a lot of buildings in Miami, but volume isn't the same as quality. Their construction tends to be fair to average, functional but not exceptional. Related built it and moved on, the building is now managed by its HOA. Don't expect boutique-developer finishes or attention to detail.
One Miami is a tale of two things: an absolutely elite location and a building that's showing every one of its 20 years. The waterfront position at the river/bay confluence is genuinely one of the best in Miami. The Met Miami complex with the InterContinental, Whole Foods, and Metromover access makes daily life incredibly convenient. But the building itself, the units, the amenities, the common areas, are dated and not luxury by any modern standard. If you find a renovated unit with a south or east-facing view, it can be a great value play. If you end up in an original unit, you're living in 2005. The location carries this building to a 3-star rating. Without it, we'd be looking at a 2.
