Downtown Miami's OG mega building, two towers, massive amenities, and units that range from dated to stunning

56 stories, 530 units, designed by Revuelta Vega Leon Architects, developed by Key International. Completed in 2010. Mint is the largest of the three towers (Mint, Ivy, Wind) that make up the Riverfront complex, the only private gated community in all of downtown Miami. Each tower has its own HOA, but the Riverfront Master Association manages the entire complex. It's a completely different setup from every other building in downtown. Built to a high standard with large floor plans and quality finishes, Mint commands respect even as it approaches its 20th year.
Mint attracts a mix of young professionals, small families, and long-term residents who value the gated community aspect, something you literally can't get anywhere else in downtown Miami. The vibe is more residential and community-oriented than most downtown buildings. You're not going to find the party crowd here. People who live at Mint tend to stay at Mint. The gated perimeter, the master association, and the three-tower setup create a neighborhood-within-a-neighborhood feel. It's the kind of building where you actually know your neighbors. If you want downtown Miami living with a suburban sense of security and community, Mint delivers that in a way no other downtown building can.
Mint sits on the Miami River at the southern edge of downtown, right where downtown meets Brickell. The Riverfront complex is its own little world, gated, managed, and separate from the chaos of Biscayne Boulevard. You're walking distance to Brickell City Centre, the Metromover, and all the restaurants and shops along the river. The location is genuinely convenient for daily life. The trade-off is that you're right next to the Metrorail tracks (west-facing units hear it) and the FPL power station is your western neighbor. But that FPL station is also your best friend, it's never getting developed, which means your sunset views are permanently protected.
Mint sits directly on the river. The river district is becoming one of Miami's most interesting dining and nightlife corridors with new restaurants and bars opening regularly. Wharf Miami and other river venues are nearby.
The massive mixed-use complex with high-end shopping, dining, and the CMX movie theater is a short walk across the river. It's the commercial heart of Brickell and easily accessible from Mint.
The Riverwalk Metromover station and Fifth Street Metrorail station are both nearby. Great transit access, though the Metrorail proximity means west-facing units get some train noise.
The Florida Power & Light station sits directly to the west of Mint. It's not the prettiest neighbor, but it's your best friend, it's never getting developed, which means west-facing sunset views are permanently protected. Silver lining.
The other two Riverfront towers share the gated complex. Ivy and Wind have both completed amenity refreshes. The three towers share common grounds, the gated perimeter, and the master association.
East-facing views look out over the river and toward Biscayne Bay, those are largely protected. West-facing views are permanently protected by the FPL power station, which is never getting redeveloped. That's actually a huge selling point for sunset lovers. The bigger story for Mint is internal: both Ivy and Wind have completed amenity and common area refreshes, and Mint hasn't. Expect a full amenity, lobby, and common area renovation in the next 3-5 years. That means potential special assessments but also a significant upgrade to the building's look and feel. The Riverfront complex overall is well-positioned, the gated community model and master association structure give it stability that most downtown buildings don't have.

8 elevators for 530 units (66:1) is a good ratio for the Riverfront trio. Direct elevator access from the parking garage to your floor is a nice touch. No private elevators, but wait times are generally reasonable.
This is the single biggest differentiator for Mint and the entire Riverfront complex. There is no other private gated community in all of downtown Miami. The three towers (Mint, Ivy, Wind) share a gated perimeter managed by the Riverfront Master Association. If security and controlled access are priorities for you, this is literally your only option downtown.
Mint has fully gender-separated men's and women's spa facilities with steam rooms and saunas, plus a co-ed indoor hot tub, sauna, steam room, and cold plunge. It's the most complete spa package of any of the three Riverfront buildings. Ivy and Wind don't come close on this front.
The massive pool faces east, which means you get morning and midday sun but lose direct sunlight by about 1-2 PM depending on the season. The west side of the amenity deck has lounging areas with fountains and a reflecting pool but no swimming pool. If afternoon pool time is your thing, factor this in.
Most of the one-bedrooms at Mint are set up like large studios with sliding glass doors to close off the bedroom. You can make it private, but it's still a studio-type feel. If you need a true walled-off bedroom, look at the 2BR units or check the specific floor plan before buying.
Units facing west will hear some Metrorail noise. It's not overwhelming, but it's definitely noticeable, especially with windows open. The upside? Those same west-facing units have permanently protected sunset views because the FPL power station next door is never getting developed.
Both Ivy and Wind have completed their amenity and common area refreshes. Mint is the last one standing with original 2010 finishes in the lobby, hallways, and some common areas. Expect a full renovation in the next 3-5 years, which likely means a special assessment. The good news: the building will look significantly better after.
You pay two HOAs at Mint, the building HOA and the Riverfront Master Association fee. The master association handles the gated perimeter, common grounds, and complex-wide services. It's a unique structure that provides better overall management but means slightly higher total monthly costs than a standalone building.
Mint went through some ups and downs with management companies over the years. The current management company has been doing a good job with upgrades and maintenance. The building is in better hands now than it has been in a while, which is encouraging heading into the expected renovation.
The Riverfront complex has two main security gates, one on SW 3rd Street and one on S Miami Avenue, and during rush hour (7-9 AM, 5-7 PM) both gates and the internal roads get very congested. If you commute daily, plan on an extra 15-20 minutes just to get from your parking spot to public streets during peak times. The bottleneck is the gates themselves plus the internal loop road that all three towers share. It's manageable if you adjust your schedule, but it catches new residents off guard.
Mint at Riverfront is a solid building with a genuinely unique selling point, it's part of the only private gated community in all of downtown Miami. The spa is excellent, the pool is massive (if you like morning sun), the units are large and well-built, and the west-facing sunset views are permanently protected by the FPL station. The trade-offs: it's approaching 20 years old, the common areas need a refresh (it's coming), and the 1BR layouts feel more like studios. But for the price point, the gated security, and the community feel, Mint offers something no other downtown building can. It's a 3.5-star building that could easily become a 4+ once the renovation happens.
