The Elser Hotel & Residences
Modern, compact, and Airbnb-friendly, the new-gen downtown condo for young Miami

66 stories, 391 units, designed by Revuelta Architecture and BMA (Bodas Miani Anger) with Aston Martin's design team, developed by G&G Business Developments. Completed in 2024 after a long construction timeline. Aston Martin Residences sits at the confluence of the Miami River and Biscayne Bay, one of the most dramatic waterfront positions in downtown. It's ultra-luxury, it's branded, and it's one of the tallest residential towers south of New York. The architecture is genuinely impressive. The price tag? That's where opinions diverge.
The building doesn't really have an established vibe yet because it's brand new. But because it's ultra-luxury with the Aston Martin brand, you tend to get people who fit that profile, sports stars, rappers, NBA players, people with ultra-high net worth. It's the kind of building where your neighbor might be on ESPN or have a Billboard hit. If you're the type who values exclusivity, design, and brand prestige above all else, this is your building. If you think paying a premium for a car logo on your condo is absurd, you'll never understand the appeal, and that's fine. The people who live here know exactly what they're buying into.
Aston Martin Residences sits at the mouth of the Miami River where it meets Biscayne Bay, one of the most dramatic waterfront positions in all of downtown. You're right next to One Miami and the Met Miami complex, which means Whole Foods is across the street, the Metromover is nearby, and you're walking distance to Bayfront Park and Brickell. The location is genuinely great if your daily life is centered around downtown and Brickell. If you're commuting to Miami Beach or Doral every day, you'll feel the distance.
Across the street in the Met Miami complex. One of the best grocery situations for any downtown condo. You can walk there in your slippers.
The waterfront park is a short walk north. Events, festivals, Ultra Music Festival, and the Miami Marathon all happen here. Great when it's quiet, chaotic when it's not.
The building sits right on the river. You get to watch yachts and boats cruise by. The river area is developing with restaurants and nightlife, it's becoming its own scene.
Luxury retail, dining, and entertainment complex. Walkable from Aston Martin Residences. You're right at the downtown-Brickell border.
The cruise port is nearby. On busy cruise days, traffic on Biscayne Boulevard can get heavy. Something to be aware of on weekends.
Aston Martin Residences has incredible protected views to the east and south, you're looking at Biscayne Bay, the port, and the ocean. Nobody's building in front of those views. The river views are also largely protected. To the west and north, the downtown skyline will continue to evolve, but your premium views are safe. The area around the Miami River mouth is developing rapidly with new restaurants and entertainment. There have been some flooding issues on Biscayne Boulevard in this area, the same situation that affects other downtown buildings. The bigger question for Aston Martin is the building itself settling into its operations. It's brand new, so there will be growing pains as management, HOA, and building systems all get established.

10 passenger elevators for 391 units gives you a 39:1 ratio, which is excellent. Select residences get private elevator access with biometric and keycard entry. For a building with this price tag, the elevator infrastructure lives up to the Aston Martin name.
You are paying for the Aston Martin name. Full stop. The architecture is beautiful and the amenities are expansive, but the price-per-square-foot is well above comparable non-branded buildings in the area. Just like One Thousand Museum, you're buying a brand experience. If that matters to you, great. If it doesn't, there are better value plays nearby.
Aston Martin Residences had a very long construction timeline. It was originally announced around 2017 and didn't complete until 2024. That's a long time for buyers who put deposits down early. The building is done now and it's beautiful, but the extended timeline is worth noting as context for the development.
There have been lawsuits and litigation between the HOA and the developer, which is unfortunately common with new ultra-luxury buildings in Miami. This is still being worked out. It doesn't mean the building is bad, but it does mean there's some organizational turbulence happening behind the scenes. Ask about the current status before buying.
The waterfront position at the Miami River and Biscayne Bay confluence gives Aston Martin Residences some of the best views in all of downtown Miami. East and south-facing units have protected bay and ocean views that aren't going anywhere. The higher floors are genuinely spectacular. If views are your priority, this building delivers.
Like other buildings in this stretch of downtown, there have been flooding issues on Biscayne Boulevard during heavy rain and king tides. The building itself is elevated, but street-level access can be affected. It's the same situation that impacts 900 Biscayne, Marina Blue, and other nearby buildings.
The building is so new that it hasn't developed a community identity yet. The amenity spaces are beautiful but still feel like they're waiting for a soul. Give it a year or two for the resident community to gel and for the building to find its personality. Right now, it's a gorgeous shell that's still filling up.
Ultra-luxury pricing attracts ultra-high-net-worth residents. Expect sports stars, entertainers, and international wealth. The building has serious security and privacy measures in place. If you value discretion and exclusivity, the resident mix will appeal to you.
One of the unique features is the private marina with yacht docking. If you have a boat, this is a significant perk, very few residential buildings in downtown offer private marina access. Even if you don't have a boat, the marina adds to the waterfront lifestyle feel.
Aston Martin Residences is a beautiful building in a great location with world-class views. The architecture is genuinely impressive, this isn't just a branded cash grab. But you are paying a significant premium for the Aston Martin name, and the building is still in its early days with some growing pains, HOA litigation, and amenities still finding their rhythm. If you have the budget and you value brand prestige, stunning design, and waterfront living, it's a legitimate option. If you're looking for value or an established community, look elsewhere. It's a 4-star building that could become a 4.5 once it matures, or could slip to a 3.5 if the management issues don't get resolved. Time will tell. The elevator infrastructure (39:1 ratio with biometric private access) matches the ultra-luxury positioning.
