Two 49-story towers, 849 total units, designed by Fullerton Diaz Architects and developed by Cabi Developers, completed in 2008-2009. Vizcayne is the original large-scale condo complex in downtown Miami. Built during the Great Recession boom-bust cycle, it survived better than most buildings of its era. The North and South towers sit on top of the Everglades Plaza retail podium, and together they form one of the biggest residential footprints in downtown. The amenity package is genuinely impressive for a building this age, and the units can be incredible if they've been renovated. That 'if' is doing a lot of heavy lifting.
Vizcayne is one of the most diverse buildings in downtown Miami in terms of who lives there. You've got young professionals, families, retirees, international buyers, and long-term renters all under one roof, times two towers. It's not a scene building and it's not a party building. The HOA keeps things in check and doesn't tolerate nonsense. The vibe is more 'established residential community' than 'Miami lifestyle brand.' You'll find people who've been there since 2009 alongside people who just moved in. The common thread is that residents tend to value space and amenities over flashiness. If you want a large, well-amenitized unit in downtown Miami without paying Brickell prices, Vizcayne is on your shortlist.
Vizcayne sits right on Biscayne Boulevard in the heart of downtown Miami. You're walking distance to Kaseya Center, Bayside Marketplace, the Metromover, and the courthouse district. It's urban, it's busy, and it's got all the benefits and headaches that come with being in the center of everything.
Miami's first supertall tower is under construction directly to the north. If you're in the North Tower facing north, your view is now a construction site, and eventually a wall of glass. This will be under construction for 2-3 years. North-facing units in the North Tower can be had at a discount because of this, but know what you're getting.
The main entrance to Port Miami is nearby. Cruise ship days bring heavy traffic to Biscayne Blvd, especially on weekends with multiple ships in port.
Home of the Miami Heat. Game nights and events bring traffic and energy to the area. Great for fans, less great for your commute home.
The waterfront entertainment and shopping complex. Tourist-heavy but convenient for dining and the Skyviews Miami observation wheel.
The retail podium at the base of both towers. Restaurants, shops, and services right downstairs without leaving the building complex.
The Waldorf Astoria is the biggest change happening right now, Miami's first supertall is going up directly north of the North Tower. Construction will last 2-3 years and permanently change the view corridor for north-facing units. Beyond that, downtown Miami continues to densify. The same Biscayne Blvd closure issues apply, the Miami Marathon, parades, and events regularly shut down the boulevard. Port Miami cruise traffic is a recurring weekend headache. The neighborhood is mature but still evolving, and Vizcayne's central location means you'll feel every change.

Each tower has 6 passenger elevators, giving you 12 total for 849 units, a 71:1 ratio. That's actually good for a building this size and better than most large-scale downtown buildings. You'll still see some waits during morning rush with 9 units per floor, but the two-tower setup helps since each tower's residents only share their own 6 elevators.
There is a massive gap between renovated and unrenovated units at Vizcayne. Some units are stunning, modern kitchens, updated bathrooms, new flooring. Others still have the original 2008 finishes, including carpet. In Miami. The building is the same, but the unit experience can be wildly different. Always see the specific unit before committing.
Miami's first supertall tower, the Waldorf Astoria, is under construction directly north of the North Tower. If you're in a north-facing unit in the North Tower, your views are gone. Construction noise and dust will be a factor for 2-3 years. The upside? North-facing units are available at a significant discount right now. If you don't mind the temporary pain and the permanent neighbor, it could be a value play.
Vizcayne's spa is one of the best in any building built during the 2006-2008 cycle. Full gender-separated steam rooms, saunas, whirlpools, cold plunges, and proper locker rooms. Most newer buildings don't even offer this. If wellness amenities matter to you, this is a serious differentiator.
The corner units in both towers have wraparound views and significantly more space than the standard layouts. They're the premium product at Vizcayne and they command premium prices, but they're worth it. The views from the corners are some of the best in downtown Miami.
The east-facing pool gets good sun and has views of the port and downtown. The west-facing pool is now largely in shadow because surrounding buildings have gone up since Vizcayne was built. If pool sun matters to you, orient your schedule around the east side.
Vizcayne was built during the Great Recession, which means some corners were cut on finishes and materials. That said, it fared better than most buildings of its era. The bones are solid, the structure is sound, and the amenities were built to a high standard. It's the individual unit finishes that vary.
With 849 units across two towers, Vizcayne is a big building. That means more people in the elevators, more people at the pool, and more wear and tear on common areas. The HOA does a decent job maintaining things, but it's not going to feel as intimate as a boutique building. If you want exclusivity, look elsewhere. If you want value and amenities at scale, Vizcayne delivers.
Dollar for dollar, Vizcayne is one of the best values in downtown Miami, especially if you find a renovated unit. You get massive amenities, large units, and a central location at prices well below newer buildings. The catch is you need to be selective about which specific unit you buy.
Vizcayne is downtown Miami's OG mega building and it still holds up, with caveats. The amenity package is genuinely impressive, especially the spa and the pool deck. The units can be incredible if they've been renovated, but the gap between updated and original units is enormous. North Tower north-facing units are in a tough spot with the Waldorf Astoria construction. But if you find a renovated corner unit with good exposure? That's one of the best values in downtown Miami. It's a building where the specific unit matters more than the building name. A solid 3.5 stars overall, but individual units could range from a 2 to a 4.5 depending on condition and exposure. The 71:1 elevator ratio (6 per tower) is actually decent for a building this size, better than most mega buildings downtown.
