Ivy is the second tower in the Riverfront complex and just completed a full renovation of all common spaces, pool, gym, spa, and hallways as of 2026. It was one of the most worn-out buildings in the complex, and the refresh was badly needed. The result is impressive, Ivy now has the most up-to-date common areas of any of the three Riverfront towers. Same gated community benefits, same master association structure, same great location on the Miami River.
Ivy draws a similar crowd to Mint, young professionals, couples, and long-term residents who value the gated community lifestyle. The renovation has attracted a wave of new buyers and renters who want the Riverfront experience with the most updated common areas. You'll find people who did their homework, compared all three towers, and chose Ivy because it's freshly done and slightly more affordable than Mint. The vibe is residential and community-oriented, not a party building. People here appreciate the security, the quiet, and the fact that they're in a gated complex in the middle of downtown Miami. It's a practical choice for people who want quality without paying ultra-luxury prices.
Same Riverfront complex location as Mint, on the Miami River at the southern edge of downtown where it meets Brickell. The gated perimeter, master association, and three-tower setup create a self-contained community. Walking distance to Brickell City Centre, Metromover, and the growing Miami River dining scene. The big difference for Ivy specifically is what's coming: the Faena Residences development is planned directly to the east, which will significantly impact east-facing views within the next few years.
This is the big one for Ivy. The Faena development, a large project with two towers, is planned directly in front of the Riverfront complex to the east. Construction is expected to start within 12-24 months and take 3-4 years. East-facing units at Ivy will lose their views when this goes up. This is the single most important thing to know if you're buying at Ivy.
The river district continues to grow as one of Miami's most interesting dining and nightlife corridors. Wharf Miami, Kiki on the River, and other river venues are all nearby. Great for walkable nightlife and dining.
High-end shopping, dining, CMX movie theater, and the commercial heart of Brickell is a short walk across the river. Very convenient for daily errands and weekend activities.
Riverwalk Metromover and Fifth Street Metrorail stations are both nearby. Same transit access as Mint, great for getting around without a car. West-facing units get some train noise.
The other two Riverfront towers share the gated complex. Mint has the best spa, Wind is the smallest and most boutique. All three share common grounds and the master association.
This is where Ivy gets complicated. The Faena Residences development is coming directly to the east, two towers that will block a significant portion of east-facing views. Construction timeline is 12-24 months to start, 3-4 years to complete. If you're buying an east-facing unit at Ivy, you need to price in the fact that your views have an expiration date. West-facing views remain permanently protected by the FPL power station. The internal story is positive, Ivy just completed its full renovation, so the building itself is in the best shape it's been in since it was built. But the external development threat is real and should factor into any purchase decision.

8 elevators for 492 units (62:1) is good. Select units and penthouses have private elevator access, which is a nice perk if you can get one of those units. The Riverfront buildings generally have better elevator infrastructure than many downtown competitors.
Ivy completed a full renovation of all common spaces in 2026, lobby, hallways, pool, gym, spa, everything. Wind has also completed its own lobby and amenity renovation as of 2026. Mint is the last of the three towers still running on original 2010 finishes. If fresh finishes in shared spaces matter to you, Ivy and Wind are now roughly tied, and both have a clear edge over Mint.

The FPL power station sits directly to the west of the Riverfront complex and is never getting redeveloped. That means west-facing sunset views at Ivy are permanently protected. Combined with the Faena situation to the east, west-facing units are the clear winner at Ivy right now, both for views and long-term value.
Ivy is part of the same Riverfront gated complex as Mint and Wind. Same private gated perimeter, same master association, same controlled access. It's the only private gated community in all of downtown Miami. The security and community feel are identical across all three towers.
The units at Ivy are large and well-built, but the original construction quality is a notch below Mint. The finishes aren't quite as high-end, the layouts aren't quite as refined. It's still very nice, just know that if you're comparing unit-to-unit with Mint, Mint has the edge on build quality.
Same as Mint, west-facing units get some Metrorail noise. It's not overwhelming with doors closed, but it's noticeable. The trade-off is permanently protected sunset views. Most residents consider it a fair deal.
Same as all Riverfront towers, you pay the building HOA plus the Riverfront Master Association fee. The master association handles the gated perimeter, common grounds, and complex-wide services. Slightly higher total monthly costs than a standalone building, but you're getting gated community security in return.
Even if you buy a west-facing unit to avoid the view loss, you'll still deal with Faena construction noise for 3-4 years. Pile driving, cranes, construction traffic, it's going to be a factor for everyone in the building, not just east-facing units. Factor this into your timeline if you're buying now.
The Riverfront complex has two main security gates, one on SW 3rd Street and one on S Miami Avenue, and during rush hour (7-9 AM, 5-7 PM) both gates and the internal roads get very congested. If you commute daily, plan on an extra 15-20 minutes just to get from your parking spot to public streets during peak times. The bottleneck is the gates themselves plus the internal loop road that all three towers share. It's manageable if you adjust your schedule, but it catches new residents off guard.
Ivy at Riverfront is in an interesting spot right now. On one hand, it just completed the best renovation of any of the three Riverfront towers, the common areas are fresh, modern, and genuinely impressive. It's part of the only gated community in downtown Miami, the units are large, and the prices are slightly better than Mint. On the other hand, the Faena development is about to fundamentally change the building's east-facing views and bring years of construction noise. If you're buying west-facing, Ivy is arguably the best value in the Riverfront complex right now, fresh renovation, protected sunset views, gated security. If you're looking east, think hard about what those views are worth to you with an expiration date attached. It's a 3.5-star building that's trending up internally but facing a real external challenge.
