Wind is the odd one out of the three Riverfront towers, different developer, different architect, different design philosophy. Where Mint and Ivy went for traditional luxury layouts, Wind went loft-style with flexible floor plans, industrial-adjacent finishes, and some genuinely eccentric design choices. It's the most polarizing building in the complex. As of 2026, Wind completed a full renovation of its lobby, common spaces, and amenities, bringing it much closer to the standard set by Ivy's recent refresh. Same gated community benefits, same master association, same Miami River location, but a very different living experience inside the units.
Wind attracts a different crowd than Mint and Ivy. The loft-style layouts and quirky design choices appeal to creative types, younger professionals, and people who value individuality over cookie-cutter luxury. You'll find artists, remote workers, and people who walked through all three Riverfront towers and gravitated toward Wind's personality. It's not for everyone, and that's kind of the point. The people who choose Wind tend to really love it. The people who don't get it tend to go with Mint or Ivy. It's the most affordable of the three towers, which also brings in value-seekers who want the gated community lifestyle at a lower price point. Not a party building, not a scene building, just a residential community with its own distinct character.
Same Riverfront gated complex as Mint and Ivy, but Wind sits at the southern end of the property, directly at the foot of the South Miami Avenue bridge to Brickell. This is both a convenience and a headache, you're literally steps from crossing into Brickell, but the bridge traffic can back up right at your doorstep. Same master association, same gated perimeter, same Miami River location. The Faena development will impact Wind just like the other two towers.
Wind sits directly at the foot of the bridge to Brickell. When the drawbridge goes up or traffic backs up, it's right at your front door. The upside is you're literally a 2-minute walk from Brickell. The downside is bridge traffic and noise can be a factor, especially during peak hours.
Same situation as Ivy, the Faena development with two towers is planned to the east of the Riverfront complex. East-facing units at Wind will lose views when construction is complete. Timeline is 12-24 months to start, 3-4 years to build.
Literally across the bridge. High-end shopping, dining, CMX movie theater, and the commercial heart of Brickell. Wind has the closest access of any of the three Riverfront towers because of its southern position near the bridge.

It is no longer the clear laggard on condition and amenities.

8 elevators for 489 units (61:1) is a good ratio. However, with 15 units per floor, the highest density in the Riverfront trio, the hallways can feel busy even if the elevator waits are manageable. No private elevator access.
Wind's units have a loft-style, industrial-adjacent design that's very different from Mint and Ivy. Flexible floor plans, open layouts, some quirky material choices. You need to walk multiple units before buying, the floor plans vary significantly and some are much better than others. Don't buy based on photos alone. This is a building you need to experience in person.
Wind was built by Neo Condo Group, not Key International like Mint and Ivy. The construction quality and finishes are noticeably different, not bad, but not on the same level. The design philosophy was more about flexibility and style than traditional luxury. If you're comparing unit-to-unit with Mint, you'll see the difference.

Being honest here, if you're choosing between the three Riverfront towers, I'd still lean toward Mint or Ivy in most cases. Mint has the best units and spa package. Ivy has the most polished renovation. Wind is now a much stronger option after the 2026 lobby and amenity refresh, but the loft-style units are still polarizing. Wind is the right choice if you love the loft aesthetic or need the lower price point. It's no longer a clear third choice, it's a legitimate option depending on your priorities.
The Riverfront complex has two main security gates, one on SW 3rd Street and one on S Miami Avenue, and during rush hour (7-9 AM, 5-7 PM) both gates and the internal roads get very congested. If you commute daily, plan on an extra 15-20 minutes just to get from your parking spot to public streets during peak times. The bottleneck is the gates themselves plus the internal loop road that all three towers share. Wind is closest to the S Miami Ave gate, which also deals with bridge traffic backing up.
Wind has had a real glow-up. The recent renovation of the lobby, common spaces, and amenities has meaningfully closed the gap with Ivy and Mint. It's no longer the clear third choice in the Riverfront complex. That said, the 'Unique' loft-style units are still polarizing, the bridge traffic is still a real issue, and the construction quality from Neo Condo Group still does not match Key International's work in Mint and Ivy. If you love the loft aesthetic and want the gated community lifestyle at the lowest price point in the complex, Wind is now a genuinely solid option. If you want the most polished units, Mint is still the answer. If you want the freshest finishes across the board, Ivy and Wind are now roughly tied. Walk all three before deciding. Wind's personality is distinct, you'll know quickly if it's your vibe.
