Forget the pool deck for a second. The real amenity at Aria on the Bay is Margaret Pace Park directly across the street. This is one of the best public parks in all of Miami. Tennis courts, basketball courts, volleyball, a dog park, a waterfront jogging path, and stunning bay views. You will use this park more than any amenity in the building. It is genuinely one of the best locations in Edgewater, and Aria sits right on top of it.

From the upper floors facing east, the bay views are absolutely incredible. You are looking directly at Biscayne Bay, the Venetian Islands, and Miami Beach. The Arquitectonica curved design means many units get panoramic exposures that you would not get in a standard rectangular tower. If you can get an east-facing unit on a high floor, the views alone justify the building. West-facing units get dramatic city and sunset views as well.

North and South Exposures Look Into Neighbors
Here is the catch. Aria on the Bay is flanked by Bay Parc to the south and 1800 Club to the north. If your unit faces directly north or south, you are looking into someone else's building. This is not a deal-breaker, but it is a significant consideration. The premium units face east or west. If a realtor shows you a north or south-facing unit at a great price, now you know why. Tour the unit and look out the window before you commit.

This is important to understand before you tour Aria on the Bay. The finishes are good but not exceptional. Bosch appliances, quartz countertops, porcelain floors. The units are larger than what newer buildings offer at the same price point, which is a real advantage. But if you are expecting Ritz-Carlton finishes, recalibrate your expectations before you walk in.

Edgewater Floods When It Rains
This is not specific to Aria on the Bay, but you need to know it. All of Edgewater around Margaret Pace Park floods during heavy rain, tropical storms, and hurricanes. Bayshore Drive can see up to two feet of standing water during serious storms. The building itself is elevated and you do not need to worry about your unit, but getting in and out of the building during a flood event can be a real challenge. Your car in the garage should be fine, but the streets around you will be underwater. This is a neighborhood-wide issue that affects every building on this stretch.

Construction Will Surround You for Years
Edgewater is one of the fastest-developing neighborhoods in Miami, and Aria on the Bay is right in the middle of it. There are multiple new developments planned and under construction on the blocks behind and around the building. You will be living with construction noise, dust, and traffic for years to come. This is the price of buying in a neighborhood that is still being built out. The upside is that all this development will likely increase your property value. The downside is that your quality of life will take a hit during the construction years.

Walkability Is a Real Advantage
Aria on the Bay is genuinely walkable in a city where almost nothing is. Publix is directly behind the building on Biscayne Boulevard. The Metromover is about two blocks south, giving you free transit to Downtown and Brickell. Margaret Pace Park is across the street. New restaurants and retail are opening along Biscayne Boulevard regularly. You can live here without a car for most daily needs, which is rare in Miami.

Ryan's Bottom Line: A Solid Mid-Tier Pick
Aria on the Bay is a good building. Not great, not bad, good. The location is excellent, the views are excellent, the amenities are solid, and the units are larger than what you will find in newer buildings at the same price. It is Melo Group's first real attempt at luxury, and they delivered a competent product. If you want ultra-luxury, look at the Paraiso towers or wait for the new developments. If you want a well-located, reasonably priced newer building with great views and real space, Aria on the Bay is one of the better options in Edgewater. Just make sure you get an east or west-facing unit.
