Because it was built during the recession era, the floor plans are significantly larger than what you will find in any newer building at a comparable price. Two-bedrooms here can be over 1,100 square feet. Three-bedrooms push past 2,000 square feet. If you are coming from a newer building where a two-bedroom is 850 square feet, the difference is immediately noticeable. You are getting real space here, not marketing square footage.
The building's orientation is one of its best features. The vast majority of units face directly east toward Biscayne Bay, which means you get unobstructed water views from most floors. The bay views from the upper floors are genuinely spectacular, on par with buildings that cost significantly more per square foot. There are a few south-facing units that look directly into Aria on the Bay, so make sure you tour the exact unit you are considering and look out every window before committing.
1800 Club is approaching 20 years old, and it shows in the common areas. The lobby, pool deck, gym, and hallways are all original to 2008 construction. They are functional but dated. The building will almost certainly need to go through a major renovation cycle in the next 5 to 10 years, possibly sooner. If you are buying here, factor in the likelihood of a special assessment for building-wide renovations. This is not a crisis, it is just the reality of owning in a building of this age.
