Aria on the Bay
Melo Group's first real swing at luxury in Edgewater. Mid-tier finishes, excellent views, and one of the best locations on Margaret Pace Park. A solid building that knows what it is.
Icon Bay is a 43-story bayfront condominium tower in North Central Edgewater, developed by The Related Group and designed by Arquitectonica. Completed in 2015, the building features a distinctive undulating glass facade inspired by the movement of water, housing 300 residences with just eight units per floor. The tower sits on over 400 linear feet of Biscayne Bay frontage, offering direct waterfront access and a public sculpture garden. Units range from one to three bedrooms with 854 to 1,639 square feet, all featuring private elevators, entry foyers, 9-foot ceilings, and floor-to-ceiling windows. The amenity package includes a bayfront infinity-edge pool, two rooftop tennis courts, a waterfront fitness center and spa, cinema screening room, and on-site restaurant. As a Related Group project, the building delivers a polished presentation with European cabinetry, imported stone counters, and professional-grade appliances, though buyers should personally inspect the build quality and review HOA documentation before committing.
Icon Bay attracts a mix of young professionals, small families, and international buyers drawn to the Related Group brand and the waterfront location. The building has a more diverse demographic than some of the ultra-luxury towers in Edgewater. You will find a mix of owner-occupants and investors, with a significant rental component. The vibe is relatively quiet for a 300-unit building, partly because of the Edgewater location and partly because the eight-units-per-floor layout creates a more private feel than many buildings of this size.
Icon Bay sits in North Central Edgewater on a prime bayfront lot with over 400 linear feet of Biscayne Bay frontage. The building is in a quieter pocket of Edgewater, slightly removed from the central high-rise corridor. The waterfront park and sculpture garden create a buffer between the building and the bay, providing a more resort-like setting than many neighboring towers.
The main commercial corridor with restaurants, shops, and services. About 2-3 blocks west.
New luxury development directly to the north, recently broke ground. Will be under construction for 3+ years.
Ultra-luxury development to the east/northeast, currently under construction.
Full-service grocery store on Biscayne Boulevard.
Free automated transit connecting to Downtown and Brickell. A good 10 blocks south.
Icon Bay is surrounded by active and planned construction. The Cove Miami broke ground directly to the north, Villa Miami is under construction to the east, and the Villa Miami parking garage will be built to the north as well. Several vacant lots to the south have projects slated but not yet announced. This area will be a construction zone for the next 3-5 years. The upside is that the neighborhood is densifying rapidly, which will bring more retail, restaurants, and services. The downside is years of construction noise, dust, and traffic.

Related Group is one of Miami's most prolific developers, and Icon Bay is a polished product on the surface. The lobby is impressive, the amenity package is strong, and the marketing materials look great. However, Ryan's consistent observation about Related Group projects applies here: the presentation is excellent, but the actual build quality can be a step below what the marketing suggests. The European cabinetry, imported stone, and professional-grade appliances are real, but the overall construction quality has drawn some criticism. Do not rely on listing photos or renderings. Walk the building, inspect the unit you are considering, and check the walls, floors, and fixtures yourself before making a decision.
All units at Icon Bay face Biscayne Bay, but the direct east-facing units have the most spectacular views. With 400+ feet of bay frontage and the building's position on a slight peninsula, east-facing units get unobstructed infinity views across the bay to Miami Beach and beyond. These views are permanently protected by the waterfront. The undulating glass facade with floor-to-ceiling windows maximizes the panoramic effect. If views are your priority, prioritize east-facing units on higher floors.
Icon Bay has two pools, which is unusual for a building of this size and price point. The main bayfront infinity-edge pool is the showpiece, with cabanas and a cocktail bar right on the water. There is also a second pool option on the amenity deck. Having two pools means less crowding and more flexibility, especially on weekends. The bayfront pool with its direct bay views is genuinely impressive and is one of the building's strongest selling points.
This is the single biggest factor to consider at Icon Bay right now. The Cove Miami just broke ground directly to the north. Villa Miami is under construction to the east. The Villa Miami parking garage will be built to the north as well. There are also several vacant lots to the south with projects slated but not yet announced. If you are buying or renting here, you need to accept that you will be living in an active construction zone for the next 3-5 years. Construction noise, dust, truck traffic, and blocked views from certain angles are all part of the package for the foreseeable future.
For a building completed in 2015, Icon Bay has already required some concrete restoration and maintenance touch-ups that would not typically be expected this early in a building's lifecycle. This ties back to the build quality discussion. Before buying, request the HOA's reserve study, recent meeting minutes, and any documentation related to maintenance assessments or special assessments. Understanding the building's maintenance trajectory is critical for calculating your true cost of ownership.
Despite having 300 total units, Icon Bay's eight-units-per-floor layout creates a more intimate feel than many buildings of comparable size. Each unit has a private elevator and entry foyer, which adds a layer of privacy you do not get in buildings with 12-15 units per floor. The three-story lobby with 24-hour concierge reinforces the upscale feel. For a Related Group project at this price point, the per-floor density is reasonable and contributes to a quieter living experience.
Icon Bay shares all the standard Edgewater benefits and downsides. The positives: waterfront living, quieter than Downtown or Brickell, great bay views, and proximity to Biscayne Boulevard shopping and dining. The negatives: intense traffic on Biscayne Boulevard, potential street flooding during storms (this area of Edgewater floods routinely during heavy rain, tropical storms, and hurricanes), and limited public transit access. The Metromover is a good 10 blocks south, so you will need a car for most errands and commuting.
Icon Bay is a mid-tier Related Group product that delivers strong amenities, impressive bay views, and a polished presentation at a reasonable price point for Edgewater. The bayfront infinity pool, two rooftop tennis courts, and 400 feet of bay frontage are genuine selling points. The caveats are equally real: Related Group's build quality reputation means you need to inspect everything yourself, the building has already needed earlier-than-expected maintenance work, and you will be surrounded by construction for the next 3-5 years. If you can look past the construction timeline and are comfortable with the Related Group quality profile, Icon Bay offers good value for the location and amenity package. Just go in with your eyes open and do your due diligence on the HOA documentation.
Icon Bay is a classic Related Group product: the presentation is polished, the amenities are strong, and the marketing looks great. The bayfront infinity pool, 400 feet of bay frontage, two rooftop tennis courts, and on-site restaurant are all genuine selling points. East-facing units have incredible infinity views across Biscayne Bay that are permanently protected. The eight-units-per-floor layout with private elevators creates a more intimate feel than you would expect from a 300-unit building. But here is the reality check. Related Group specializes in what I call skin deep luxury. It looks good in photographs and renderings, but the actual build quality is up for debate. This building has already needed concrete restoration and maintenance work sooner than you would expect for a 2015 build. Do not rely on listing photos. Walk the building, inspect the unit, check the walls and fixtures yourself. Also, you are buying into a construction zone. The Cove Miami just broke ground to the north, Villa Miami is under construction to the east, and there are more projects coming on vacant lots to the south. That is 3-5 years of construction noise and disruption. If you can accept the Related Group quality profile and the construction timeline, Icon Bay offers good value for the amenities and views you get. Just do your homework on the HOA documentation and go in with realistic expectations.
