Reach & Rise at Brickell City Centre
Twin luxury towers by Swire, connected to the best mall in Brickell. Quiet money, big views, and a two-step lobby

A 50-story luxury condominium in the heart of Brickell, completed in 2017 by Key International and designed by Sieger Suarez Architects with interiors by Urbanica Group. The building contains 387 residences ranging from studios to three-bedroom units, with interior square footage from 633 to 2,170. This is an unbranded building, which means you are not paying a premium for a name on the facade. But the quality inside is upper-tier luxury: professional-grade appliances, premium European cabinetry, floor-to-ceiling glass, 9-foot ceilings, and private balconies with glass railings. Select residences feature semi-private or private elevators. The real story here is the amenity package, which is among the most comprehensive in Brickell. Three full floors of amenities including a showstopping 50th-floor rooftop terrace with an infinity-edge pool, glass-enclosed jacuzzi, outdoor bar, grill service, movie theater, and panoramic views of the bay and skyline. The club level features a full spa with hammam, cold plunge, indoor and outdoor pools, squash court, basketball court, virtual golf simulator, kids facilities, and a state-of-the-art fitness center. The building sits directly on Brickell Avenue, adjacent to the Tenth Street Metromover station, and within walking distance of Mary Brickell Village and Brickell City Centre.
1010 Brickell attracts a more mature, professional crowd than some of the flashier Brickell towers. You will find working professionals, people who work from home, young families, and established couples. This is not a party building and it is not an OnlyFans building. The residents tend to be people who appreciate quality amenities and solid construction without needing a brand name on the building. The vibe is quieter and more residential than the branded ultra-luxury towers to the north. It is a building where people actually live, not just invest.
1010 Brickell sits directly on Brickell Avenue in central Brickell, but slightly south of the most intense concentration of restaurants and nightlife along South Miami Avenue. This gives it a sweet spot: you are on the main corridor with excellent walkability to everything, but you are not in the thick of the chaos. The Tenth Street Metromover station is directly behind the building, making car-free commuting easy. Mary Brickell Village and Brickell City Centre are both within a short walk.
The free Metromover station is directly behind the building. Connects you to downtown, Brickell Financial District, and the Omni loop without needing a car. One of the most convenient transit locations in Brickell.
The popular open-air shopping and dining center with restaurants, bars, a Publix grocery store, and retail. A major social hub for the Brickell neighborhood.
The massive mixed-use development with high-end retail, restaurants, a movie theater, and the Climate Ribbon. The closest major shopping destination.
An older office building sits directly to the east between 1010 Brickell and Brickell Avenue. This building has not been redeveloped yet, which currently provides open east-facing views. However, there is no protection against redevelopment, and a supertall could eventually replace it.
The newer luxury tower to the west that has already impacted some west-facing views from 1010 Brickell. A reminder that the Brickell skyline is constantly evolving.
1010 Brickell has retail and food establishments in its base, adding convenience for daily needs without leaving the building complex.
The east-facing views currently look over an old office building toward the bay, but this is not a permanently protected view corridor. The office building sits directly on Brickell Avenue and could be redeveloped into a supertall at any point. If you are buying a high-floor east-facing unit for the views, understand that those views have an expiration date. The west-facing views have already been partially blocked by Flatiron Brickell. The south and north views are more stable in the near term. The building itself is relatively new at under 10 years old, so no major structural concerns or recertification issues for the foreseeable future.

The 50th-floor rooftop terrace at 1010 Brickell is genuinely one of the best amenity spaces in all of Brickell. A full-size infinity-edge pool, a glass-enclosed jacuzzi with panoramic bay and skyline views, an outdoor bar with menu service, BBQ grills, a lounge area, and an outdoor movie theater. The views are incredible from up there. This single amenity is a major reason people choose this building over competitors.
1010 Brickell is not a Ritz-Carlton, not an Armani, not a Porsche. It is just a very well-built, amenity-rich building. That means your price per square foot is lower than comparable branded buildings in Brickell. You get upper-tier luxury finishes and an exceptional amenity package without the brand premium. For buyers who care about quality over prestige, this is a significant value advantage.
The spa at 1010 Brickell is not a token amenity room. It features a full co-ed hammam, hydrotherapy cold plunge pool, private locker rooms, and a relaxation space. Combined with the indoor/outdoor pool on the club level, you have a wellness facility that rivals dedicated spas. This is unusual for a residential building at this price point.
Currently, east-facing units at 1010 Brickell look over an old office building toward the bay, and the views are fantastic. But that office building sits on prime Brickell Avenue real estate with no protection against redevelopment. A supertall could go up in its place at any time. If you are buying a high-floor east-facing unit specifically for the views, understand that those views are not permanent. Price accordingly.
Flatiron Brickell, the newer luxury tower to the west, has already blocked or altered west-facing views from 1010 Brickell. This is a done deal. If you are looking at west-facing units, what you see now is what you get. The west views are already the way they are going to be.
Unlike the recession-era buildings with oversized units, 1010 Brickell was built in 2017 when developers were optimizing for unit count. Studios start at 633 square feet and three-bedrooms top out around 2,170 square feet. The finishes are nice and the layouts are efficient, but do not expect the sprawling floor plans you find in older Brickell buildings. You are paying for quality and amenities, not raw square footage.
If you have children, 1010 Brickell is one of the best options in the neighborhood. A two-story kids gymnasium with climbing and physical activities, a game room with two bowling lanes, foosball, air hockey, ping pong, and arcade games, plus indoor and outdoor playground areas with wet and dry zones. Very few Brickell buildings offer this level of family-oriented amenities.
The Tenth Street Metromover station is immediately adjacent to 1010 Brickell. The Metromover is free to ride and connects you to downtown, the Brickell Financial District, and the Omni loop. For daily commuting or getting around without a car, this is one of the most transit-convenient locations in Brickell.
The monthly HOA fees at 1010 Brickell include high-speed internet, water, sewer, trash removal, and access to all building amenities. That is more inclusive than many Brickell buildings where you pay separately for internet and some utilities. Factor this in when comparing HOA costs across buildings.
Owners can have up to two pets with a combined weight limit of 50 pounds. But if you are renting, you can only have service animals. No emotional support animals, no exceptions. This is important if you are a renter with pets or if you are buying as an investment and your target tenant pool includes pet owners.
Despite being a newer building with flashy amenities, 1010 Brickell has cultivated a surprisingly mature and professional resident base. This is not a party building. The residents tend to be professionals, families, and people who work from home. The atmosphere is more residential than social. If you want a lively party scene, this is not the building. If you want to actually live somewhere nice and quiet, it works well.
1010 Brickell has retail and food establishments at street level, which adds daily convenience. You can grab coffee, a meal, or run errands without leaving the building complex. Combined with the proximity to Mary Brickell Village and Brickell City Centre, you rarely need to drive anywhere for daily needs.
1010 Brickell is the amenity play in Brickell. The rooftop pool is genuinely spectacular, the spa and hammam are comprehensive, and the kids facilities are among the best in the neighborhood. You get upper-tier luxury finishes without paying a brand premium, which makes it a strong value compared to the Ritz-Carltons and Armanis of the world. The building is well built, the crowd is mature and professional, and the location is excellent with the Metromover right there. The main caveats are the east-facing view risk from potential redevelopment, the smaller unit sizes compared to older buildings, and the strict pet policy for renters. If you want the best amenities in Brickell at a reasonable price and you do not need a brand name on your building, 1010 Brickell is hard to beat.
