1010 Brickell
Unbranded upper-tier luxury with the best amenity package in Brickell. The rooftop pool alone is worth the conversation.

Nine at Mary Brickell Village is a 34-story condominium tower completed in 2015, developed by LYND Development and Starwood Capital Group and designed by Behar Font and Partners. The building sits at 999 SW 1st Ave in central western Brickell, directly west of The Shops at Mary Brickell Village. It rises above 200,000 square feet of retail space that includes a Publix grocery store, LA Fitness, Blue Martini, and dozens of restaurants and shops. With 390 units across 30 different floor plans ranging from one to three bedrooms, Nine is the only high-rise residential tower integrated directly into the Mary Brickell Village complex. The building flies under the radar in Brickell. It is not the tallest, not the most architecturally striking, and not the most talked-about tower in the neighborhood. But that is actually part of its appeal. Nine is a well-built, well-managed building in one of the most convenient locations in all of Brickell. If you value walkability and daily convenience over flash and prestige, this building delivers. The units are solid but not ultra-luxury. Expect quartz countertops, porcelain tile flooring, 9 to 11 foot ceilings, and stainless steel appliances. The finishes are a step above builder-grade but not in the same league as buildings like Brickell Flatiron or the SLS towers. The amenity deck on the 11th floor includes a large resort-style pool that was recently renovated, a clubroom, fitness center, yoga studio, BBQ terraces, a zen garden, and an enclosed dog run. The pool area is one of the better ones in central Brickell. The location is the real story. You have the Metrorail station directly behind the building and Metromover right there as well, making this one of the most transit-accessible buildings in Brickell. You can get groceries, work out, eat dinner, and grab drinks without ever leaving the building complex. The flip side is that this is a busy, high-traffic location. The shared parking garage with Publix generates constant vehicle and foot traffic, and the streets around Mary Brickell Village, particularly SE 10th Street and SE 11th Street, are prone to significant flooding during heavy rainstorms and tropical storms.
Nine at Mary Brickell Village attracts a mix of young professionals, couples, and some investors who prioritize convenience and walkability over prestige. The building draws people who want to live in the center of Brickell without paying the premium for branded towers or ultra-luxury finishes. You will find residents who work nearby and rarely need a car, people who love having Publix and restaurants in their building, and renters who appreciate the 30-day minimum lease flexibility. The vibe is practical and low-key compared to the flashier towers on South Miami Ave. It is not a see-and-be-seen building. It is a building for people who want to live well without the performance.
Nine sits in central western Brickell, directly west of The Shops at Mary Brickell Village. It is not on the main South Miami Ave corridor but is steps from it. The location offers excellent transit access with Metrorail and Metromover stations immediately adjacent, and walking distance to virtually everything in Brickell.
The 200,000 square foot retail complex that Nine sits directly on top of. Publix, LA Fitness, Blue Martini, and dozens of restaurants and shops. You literally never have to leave the building complex for daily needs. The low-rise portion may be redeveloped in the next 5 to 10 years.
Large rental apartment complex directly to the south of Nine. The site behind Camden is where Summit at Brickell is planned, a fairly tall new development that will bring 3 to 4 years of construction directly south of Nine.
Both the Metrorail station and Metromover station are directly behind Nine. This gives you free Metromover access to Downtown Miami and Omni, plus Metrorail access to Dadeland, the airport, and points south. One of the most transit-accessible locations in all of Brickell.
Major mixed-use complex with high-end retail, restaurants, and the Reach and Rise residential towers. A short walk east along SW 8th Street.
Related Group twin towers with Equinox gym, located to the east across South Miami Ave. Part of the central Brickell cluster.
Related Group branded towers on South Miami Ave. Part of the central Brickell corridor that Nine sits just west of.
Two major developments will affect Nine in the coming years. First, Summit at Brickell is planned for the site directly south behind Camden Brickell, near the Metrorail and Metromover stations. This will bring 3 to 4 years of construction activity immediately adjacent to Nine. Second, there are strong rumors that the low-rise portion of Mary Brickell Village will be redeveloped within the next 5 to 10 years. A redevelopment of the retail complex that Nine sits on top of would be a major disruption, though it could ultimately increase property values. The east-facing views are at risk if Mary Brickell Village goes taller, while the west-facing views are essentially locked in for the life of the building. Between Summit at Brickell and the potential MBV redevelopment, residents should expect significant construction activity in the immediate vicinity for the foreseeable future.

If you value never having to leave your building complex, Nine is hard to beat. Publix grocery store, LA Fitness, restaurants, cafes, bars, and shops are all accessible via elevator from your unit. Add Metrorail and Metromover stations steps away, and you can genuinely live car-free in this building. For people who work remotely or work in Brickell, this is one of the most self-contained living situations in Miami.
Nine is not a building that gets talked about much in Brickell. It is not flashy, it is not branded, and it does not have the skyline presence of the taller towers on South Miami Ave. This works in your favor as a buyer. You get a well-built, well-managed building in a prime location without the hype premium. The building quality is solid for the price point.
If you are on the west side of the building, your sunset views are essentially preserved for the life of the building. The low-rise neighborhood to the west is unlikely to see significant high-rise development. East-facing units have better views currently but are at risk from potential Mary Brickell Village redevelopment. Factor this into your unit selection.
The low-rise portion of Mary Brickell Village recently sold to a new management company, and there are strong rumors it will be redeveloped within the next 5 to 10 years. If a taller building goes up on that site, east-facing units at Nine will lose their views. Do not pay a premium for east-facing views banking on the current sightlines.
A new development called Summit at Brickell is planned for the site directly south of Nine, behind Camden Brickell and near the Metrorail station. Expect 3 to 4 years of construction activity directly adjacent to the building. South-facing units will be most affected by noise and dust during the construction period.
The streets around Mary Brickell Village, particularly SE 10th Street and SE 11th Street, are prone to significant flooding during heavy rainstorms, tropical storms, and king tides. The flooding can be intense enough to flood cars and push water into the ground-floor retail spaces, sometimes up to a foot or two. The drainage has been improved recently but the flooding potential is still very real, especially during Miami's summer rainy season.
The parking garage is shared with Publix, which is convenient for grocery shopping but generates a constant stream of vehicle and foot traffic. The garage can get congested, especially on weekends and evenings. If you are looking for a quiet, private parking experience, this is not it. The trade-off is having a full grocery store in your building.
The units at Nine are well-finished for the price point but are not ultra-luxury. Expect quartz countertops, porcelain tile, stainless steel appliances, and 9 to 11 foot ceilings. The finishes are a clear step above builder-grade but do not compare to buildings like Brickell Flatiron or the SLS towers. Go in with realistic expectations and you will be pleasantly surprised by the quality for the money.
Nine has arguably the best public transit access of any residential building in Brickell. The Metrorail station is directly behind the building, giving you access to Dadeland, the airport, and points south. The Metromover station is also right there, providing free service to Downtown Miami and Omni. If you commute by transit or want to minimize car dependence, this location is unmatched.
Nine at Mary Brickell Village is the definition of a practical, no-nonsense Brickell building. It flies under the radar, and that is actually one of its strengths. You get a well-built, well-managed tower in one of the most convenient locations in the neighborhood, sitting directly on top of Publix, restaurants, and shops with Metrorail and Metromover at your doorstep. The units are solid if not spectacular, the amenities are good with a recently renovated pool, and the management keeps things running smoothly. The building is not going to win any beauty contests or impress your friends with the name, but it delivers on daily quality of life in a way that flashier towers often do not. The main risks are flooding on the surrounding streets, the upcoming Summit at Brickell construction to the south, and the long-term possibility that Mary Brickell Village itself gets redeveloped. If you do not need a car every day and you value convenience above all else, Nine is one of the smartest buys in Brickell. If you commute by car during rush hour, the central Brickell traffic will wear you down. This is a building for people who want to live well without the performance.
