Brickell Heights is one of the three Related Group triplets in central Brickell, alongside SLS Lux and SLS Brickell, all built around the same time. Unlike its SLS-branded siblings, Brickell Heights is not technically a branded building, which means slightly lower prices and more reasonable HOAs. The signature amenity is the ground-floor Equinox gym, which is integrated into the building and available to residents (with a separate membership). This attracts a noticeably younger, fitness-focused resident population. The development features five swimming pools, including a large pool deck above the parking garage and rooftop pools on each tower. The retail component at the base includes restaurants and shops that add to the street-level energy. The units are fairly spacious for the area, with floor plans ranging from studios to three-bedrooms. However, in my personal opinion, like all Related Group developments, the construction quality is skin-deep luxury. The finishes look good on move-in day but tend to show wear faster than true luxury builds. The building is well-maintained overall but has experienced some HOA board difficulties. The location is the defining feature of Brickell Heights. You are steps from Mary Brickell Village, Brickell City Centre, and the Metromover station. Every restaurant, cafe, and shop you could want is within walking distance. The flip side is that this is the busiest, loudest, most trafficked part of Brickell. If you need to drive anywhere during rush hour, you will feel the pain of being in the dead center of it all.

Who Lives Here

Brickell Heights attracts a younger, fitness-oriented crowd drawn by the Equinox gym and the walkable central Brickell location. You will find a mix of young professionals, couples, and some investors renting to longer-term tenants. The Equinox factor is real. The building has a noticeably more active and health-conscious resident base than most Brickell towers. Because it is not branded like SLS, the price point is more accessible, which brings in people who want the central Brickell lifestyle without paying the brand premium. The 6-month rental minimum keeps out the short-term Airbnb crowd, giving it a more residential feel than SLS Lux across the street.

Brickell Heights sits at the epicenter of Brickell's commercial and nightlife corridor on South Miami Ave at SW 9th Street. It is directly adjacent to Mary Brickell Village and steps from Brickell City Centre. The location offers maximum walkability to restaurants, bars, and shops, but comes with maximum noise, traffic, and pedestrian activity.

Sister building by Related Group, part of the Brickell triplets. The tallest of the three at 57 stories, positioned as the most premium with SLS branding and condo-hotel format.

The area north of Brickell Heights, where the Burger King and strip mall currently sit, has plans for a super-tall development that has not yet moved forward. When it does, expect years of construction and permanent changes to northern views. Mary Brickell Village recently sold to a new management company, and there are strong rumors that the low-rise portion will be redeveloped within the next 5 to 10 years. Between these two projects, Brickell Heights residents should expect significant construction activity in the immediate vicinity for the foreseeable future. The building has the standard Related Group caveats: skin-deep luxury, potential long-term maintenance concerns, and aggressive HOA boards. But at the price point, with the Equinox amenity and the unbranded value proposition, Brickell Heights is a solid mid-tier option for the right buyer.
