The Rundown

A two-tower condominium development sitting directly on Brickell Avenue in central Brickell. The East Tower rises 56 stories with 560 units, and the West Tower stands 43 stories with 439 units, for a combined 999 residences. Developed by The Related Group and designed by Nichols Brosch Wurst Wolfe and Associates (NBWW), with interiors by Hirsch Bedner Associates, Plaza on Brickell was completed in 2008. It was built as mid-tier luxury, not ultra-luxury, and that is exactly what it delivers. The units feature Italian cabinetry, granite countertops, marble bathrooms, impact-resistant windows, and private balconies. A retail center at the base connects the two towers. In my personal opinion, this is a typical Related Group building, so expect standard Related finishes and construction quality. Nothing flashy, nothing terrible, just solid mid-tier product in an excellent location.

Who Lives Here

Plaza on Brickell draws a more mature, settled crowd than some of the flashier Brickell buildings. You will find professionals, families, and long-term residents who chose this building for its location and value rather than its brand name. It is not a party building and it is not an OnlyFans building. The mix skews toward people who want to live in Brickell without paying ultra-luxury prices. You will find both owners and renters, with the West Tower seeing more short-term rental activity due to its more permissive rental policy (30-day minimum vs 6-month minimum in the East Tower). The crowd is quieter and more established than what you will find at the branded towers nearby.

The Neighborhood

Plaza on Brickell sits directly on Brickell Avenue in central Brickell, at the corner of Brickell Avenue and SE 9th Street. The location is one of the building's strongest selling points. You are on the main artery of Brickell with easy access to everything, but you are not in the thick of the South Miami Avenue chaos around Mary Brickell Village. It is a walkable location with the Metromover nearby and Brickell City Centre a short walk away. The Four Ambassadors, a 1960s-era condo complex, sits directly across Brickell Bay Drive on the waterfront, providing a buffer that protects east-facing views.

Four Ambassadors

Directly across the street

The 1960s-era condo complex sits directly across Brickell Bay Drive on the bay. It shows no signs of being redeveloped anytime soon, which means east-facing views from Plaza on Brickell are effectively permanently protected. This is a genuine long-term advantage for east-facing units.

Brickell City Centre

5 min walk

The massive mixed-use development with high-end retail, restaurants, and a movie theater. A short walk south along Brickell Avenue. This is your closest major shopping and dining destination.

Mary Brickell Village

7 min walk

The popular outdoor shopping and dining complex on South Miami Avenue. A short walk west. Good mix of restaurants, bars, and retail that draws a younger crowd, especially on weekends.

Brickell Bridge

3 min walk

The drawbridge connecting Brickell to downtown. When it goes up for boat traffic, it causes temporary traffic backups. Also a flooding concern during tropical storms and king tides. Factor this into your daily commute calculations.

Metromover (Brickell Station)

5 min walk

Free to ride and connects you to downtown Brickell and the Omni loop. Convenient for commuting without a car. The station is a short walk from the building.

Brickell Key

10 min walk

The island enclave accessible via the Brickell Key Bridge. A quieter area with waterfront walking paths, Mandarin Oriental hotel, and residential towers. A pleasant walk from Plaza on Brickell.

What's Changing

The immediate surroundings of Plaza on Brickell are relatively stable. The Four Ambassadors across the street is not going anywhere soon, which protects east-facing views. The Brickell corridor continues to see new development, but most of the major construction is happening further south and west. The building itself will be approaching its 30-year recertification within the next decade, which will likely trigger a special assessment for refreshing common areas, the lobby, gym, and other shared spaces. This is a significant financial consideration for prospective buyers. The neighborhood has matured around the building since 2008, and the area is now fully built out with retail, dining, and transit options.

💡Insider Tip

East-Facing Views Are Effectively Permanently Protected

The Four Ambassadors, a 1960s-era condo complex, sits directly across Brickell Bay Drive on the bay. It shows absolutely no signs of being redeveloped anytime soon. That means if you buy an east-facing unit at Plaza on Brickell, your views toward the bay are protected for the foreseeable future. This is one of the few genuinely protected view corridors in Brickell.

🍵The Tea

This Is a Related Group Building

Plaza on Brickell was developed by The Related Group, one of the most prolific condo developers in South Florida. Related Group buildings are known for solid but not exceptional construction quality. Expect standard Related finishes: functional, decent looking, but not the highest tier. The building delivers exactly what a mid-tier Related product should deliver. Nothing more, nothing less.

💡Insider Tip

The Two Towers Have Different Rental Policies

This is important and often overlooked. The East Tower allows a maximum of 2 rentals per year with a 6-month minimum lease. The West Tower allows up to 12 rentals per year with a 30-day minimum. If you are buying as an investor, the West Tower gives you far more rental flexibility. If you want a quieter, more owner-occupied environment, the East Tower is the better choice.

🟠Heads Up

30-Year Recertification Is Coming

Plaza on Brickell was completed in 2008, which means the 40-year recertification (recently changed from 30 years post-Surfside) will be due around 2048. However, the building will likely need a significant special assessment well before that to refresh the common areas, lobby, gym, and other shared spaces that still have their original 2008 finishes. Budget for this if you are buying.

💡Insider Tip

Unit Lines Vary Dramatically in Quality

Not all units at Plaza on Brickell are created equal. Some unit lines on higher floors have absolutely fantastic views, especially east-facing units looking toward the bay and Key Biscayne. Others have standard city views that are nothing special. The difference in living experience between the best and worst unit lines is significant. Do your homework on specific unit lines before buying.

🟠Heads Up

Brickell Bridge and Flooding Risk

Plaza on Brickell is close to the Brickell Bridge, which means you deal with the same drawbridge traffic disruptions that affect Icon Brickell and other nearby buildings. More importantly, the low-lying area near the bridge is susceptible to flooding during tropical storms and king tides. This is not a dealbreaker, but it is something to factor into your decision.

Amenities Are 2008-Flavored But Well Maintained

The amenities and common areas at Plaza on Brickell have their original 2008 design and finishes. They have been well maintained but not revamped or modernized. The gym is large and functional, the spa is decent, the theater room and business center are nice touches. But do not expect the sleek, Instagram-ready amenity spaces you see in newer buildings. Everything works, it just looks like 2008.

💡Insider Tip

Location Is the Real Selling Point

The strongest argument for Plaza on Brickell is its location. You are directly on Brickell Avenue in central Brickell, walking distance to Brickell City Centre, Mary Brickell Village, the Metromover, and the waterfront. But you are not in the middle of the South Miami Avenue chaos. It is a sweet spot: central enough to walk everywhere, but not so central that you are overwhelmed by noise and foot traffic.

💡Insider Tip

Large Parking Garage Is a Plus

Plaza on Brickell has a large multilevel parking garage, which means parking is generally not an issue. In Brickell, where parking can be a nightmare at some buildings, this is a genuine advantage. Valet parking is available 24/7 as well.

🟠Heads Up

999 Units Means a Lot of People

With 999 units across two towers, Plaza on Brickell is one of the larger condo complexes in Brickell. That means more people in the elevators, more people at the pool, more people in the gym, and more cars in the garage. The building handles the volume reasonably well, but it is not the intimate boutique experience you get at smaller buildings.

💡Insider Tip

Good Value Compared to Central Brickell

Plaza on Brickell is priced lower than comparable buildings in the heart of Brickell along South Miami Avenue. You get a central Brickell address, decent amenities, and solid construction at a lower price per square foot than the branded towers. For buyers who prioritize location and value over brand name and ultra-luxury finishes, this is a strong option.

🍵The Tea

The Crowd Is Quieter and More Mature

Unlike some of the flashier Brickell buildings that attract a younger, more transient crowd, Plaza on Brickell tends to draw professionals, families, and longer-term residents. It is not a party building. The atmosphere is calmer and more residential, which is either a pro or a con depending on what you are looking for.

The Good & The Not-So-Good

Wins

  • +Prime Brickell Avenue location, walkable to everything
  • +Two towers with combined amenity package
  • +Competitive pricing for the Brickell address
  • +Strong rental income potential for investors
  • +Metromover access for car-optional living

Watch Out

  • 2008 finishes throughout, amenities not modernized
  • Common areas and lobby need significant updating
  • Brickell Bridge goes up dozens of times daily, gridlock
  • Building approaching 20 years, assessments likely
  • High renter-to-owner ratio, transient community feel
The Verdict

Ryan's Final Take

3.0

Plaza on Brickell is a solid value play in central Brickell. The location is genuinely excellent, the building is well maintained, and the price per square foot is lower than the branded towers nearby. The east-facing views protected by the Four Ambassadors are a real long-term advantage. But this is a 2008 Related Group building with nearly 1,000 units, so manage your expectations on finishes, exclusivity, and amenity aesthetics. The 30-year recertification is the elephant in the room for prospective buyers. If you want a Brickell address with good bones, a great location, and a quieter atmosphere at a reasonable price, Plaza on Brickell delivers. If you want luxury finishes, a boutique feel, or Instagram-ready amenities, look elsewhere.
