The Rundown

One of the only true high-rise loft buildings in Miami. 36 floors, 443 units, designed by Luis Revuelta and developed by Neology Life Development Group. Completed in 2006, Neo Vertika was a pioneer on the Miami River and one of the first post-recession condos in the city. Two-story loft units with full-height windows, exposed concrete, and a rooftop pool with panoramic Brickell views. The design is polarizing, the crowd is eclectic, and the building has more personality than most of Brickell combined.

Who Lives Here

Neo Vertika attracts a younger, more eclectic crowd than most Brickell buildings. You will find singles, young couples, creatives, influencers, and OnlyFans types here. This is not a family building and it is not a quiet building. The residents tend to be people who want a Brickell address and a cool space without paying Icon or SLS prices. If you like the energy of a building where people are social, out late, and living the Miami lifestyle, you will fit in. If you want a calm, residential community vibe, look elsewhere.

The Neighborhood

Neo Vertika sits on the Miami River just west of the Metrorail tracks in the western edge of Brickell. It is a short walk to Brickell City Centre, the Metromover, and everything Brickell has to offer. The immediate surroundings are a mix of older commercial buildings, new construction, and river-facing restaurants and bars.

A loud bar and restaurant directly on the river next to Neo Vertika. Great for going out, not great if your unit faces that direction and you want to sleep before midnight.

Brickell City Centre

The massive mixed-use development with high-end retail, restaurants, and a movie theater. A short walk east across the Metrorail tracks.

Metromover (Brickell Station)

Free to ride and connects you to downtown, Brickell, and the Omni loop. Very convenient for commuting without a car.

Lofty Brickell / The Standard

Directly east

New construction directly to the east across the Metrorail tracks. This is what blocked Neo Vertika's east-facing views. Those infinity views are gone.

Neighboring condo building on the river. Defines the view corridor to the south and southeast.

Baywalk & Riverwalk

Direct access

The expanding waterfront walkway system connects along the river. Great for walking, running, or biking to Brickell and downtown without dealing with traffic.

What's Changing

The east-facing views are already gone thanks to Lofty Brickell and The Standard construction. River views to the north are permanently protected by the river itself. The west side faces lower-rise buildings for now, but that empty lot will eventually be developed. What you see today from the river-facing units is what you will have long-term. The building itself will likely need a significant common area renovation in the next 3-5 years. Budget for a potential special assessment if you are buying.

Neo Vertika is one of the only true full loft high-rises in Miami. Most units are two stories with an open staircase leading to an open bedroom on the upper level. Full-height windows on both stories flood the units with light. This is not a marketing gimmick. These are real lofts with double-height ceilings and exposed concrete.

Yes, carpeting. In Miami. In 2026. Some of the original units still have carpet flooring that has not been replaced. If you are touring a unit and it has carpet, factor in the cost of ripping it out and putting in tile or vinyl plank. It is not a small job in a two-story loft.
