1010 Brickell
Unbranded upper-tier luxury with the best amenity package in Brickell. The rooftop pool alone is worth the conversation.

Brickell House is a 46-story condominium at 1300 Brickell Bay Dr in South Brickell, completed in 2014. The building was developed by Newgard Development Group and designed by Sieger Suarez Architects, with 374 units ranging from 355 to 6,521 square feet. It sits on Brickell Bay Drive near the waterfront, within walking distance of Brickell City Centre, the Metromover station, and the Citadel/Ken Griffin development site to the northeast. Brickell House has a story that every Miami real estate professional knows. The building was completed as the first condominium in Miami to feature a fully robotic automated parking garage: a 13-level system using automated guided vehicles (AGVs) to park and retrieve cars without human drivers. The system failed almost immediately after opening. The company that built it went bankrupt, leaving the condo association without a warranty, without a vendor, and without a functioning garage. Residents were forced to park off-site for years while the association worked through the legal and financial fallout. Eventually, a third-party company was brought in and the system was repaired and upgraded. The garage now operates, but at a slower speed than originally designed. During rush hour, the wait times can be significant. The long-term reliability of the system remains an open question. Beyond the parking garage saga, Brickell House is a genuinely good building. The construction quality is solid for a Newgard product. The units are larger than average for their era, with floor-to-ceiling glass, open layouts, and finishes that are a step above what you would expect from a mid-tier luxury building. The amenities are excellent: a rooftop pool with panoramic bay and city views, a 50-foot lap pool, a luxury spa with sauna, a state-of-the-art fitness center, and an owner's lounge. The east-facing views are currently outstanding, with direct Biscayne Bay sightlines from upper floors. However, the Brickell Bay Drive corridor is expected to redevelop over the next 10 to 15 years, which will eventually compromise those views. Additionally, the large lot to the northeast, the site of Ken Griffin's Citadel headquarters development, will see heavy construction activity for the next three to four years.
Brickell House attracts a more mature, settled resident base than the party-oriented buildings in Central Brickell. The building's history and its non-branded, non-hotel status filter toward longer-term residents rather than transient renters or influencer types. Professionals, couples, and investors who want a good location and solid amenities at a value price point relative to comparable buildings are the most common profiles. This is not an OnlyFans building, not a DJ building, and not a content creator destination. It is a building where people actually live.
Brickell House sits at 1300 Brickell Bay Dr in South Brickell, near the waterfront and within walking distance of Brickell City Centre, the Metromover station, and the broader Brickell retail and dining corridor. The location is excellent for walkability and transit access, though the Citadel HQ construction to the northeast will create significant disruption for the next three to four years.
The major mixed-use retail and dining complex is a short walk from Brickell House, providing access to high-end dining, shopping, and the Metromover station.
The Metromover station connects to Metrorail and the broader Miami transit network. A key location advantage for residents who do not need to drive daily.
The large waterfront lot to the northeast is the site of Ken Griffin's Citadel headquarters development. Heavy construction is expected for the next three to four years, with significant truck traffic and noise impact on the immediate area.
The bay waterfront is steps away, providing easy access to the water and excellent east-facing views from upper floors, though those views are on a long-term time clock.
South Brickell provides faster I-95 access than Central Brickell buildings, a meaningful advantage for residents who drive regularly.
Access to Virginia Key, Key Biscayne, and the Atlantic Ocean is a few minutes by car from South Brickell.
Two major development stories will affect Brickell House over the next decade. First, the Citadel headquarters development to the northeast will bring heavy construction activity for the next three to four years, with significant truck traffic, noise, and disruption in the immediate area. Second, the Brickell Bay Drive corridor to the east is expected to redevelop over the next 10 to 15 years as older buildings are replaced by new towers, which will eventually compromise the east-facing bay views that are currently one of Brickell House's strongest selling points.

Brickell House was the first Miami condo to feature a fully robotic automated parking garage. The system failed almost immediately after opening. The company that built it went bankrupt, leaving the condo association without a warranty or a vendor. Residents parked off-site for years. Eventually a third-party company (ParkPlus) was brought in and the system was repaired and upgraded with new AGV technology. It now operates, but at a slower speed than originally designed. During rush hour, wait times can be significant. The long-term reliability of the system is an open question. This is still relatively new technology and there is no long track record for how these systems hold up over decades. If you own a car and need to use it daily during peak hours, factor this into your decision.
Brickell House's parking garage saga created a permanent discount relative to comparable buildings in Brickell. The building itself (construction quality, unit sizes, amenities, location) is genuinely competitive with buildings that sell for significantly more. If you are comfortable with the parking situation and plan to use the Metromover or walk to work, you can get a mid-tier luxury building at a price point that reflects the building's history rather than its actual quality. This is one of the better value plays in South Brickell.
The rooftop pool at Brickell House is one of the better rooftop pools in South Brickell. The panoramic bay and city views from the rooftop are genuinely impressive, and the pool deck is well-designed and well-maintained. Combined with the 50-foot lap pool on a lower level, the building has more pool options than most comparable buildings in the neighborhood.
Brickell House units are larger than the average for a 2014-era Brickell building. The floor-to-ceiling glass, open layouts, and finishes are a step above what you would expect from a mid-tier luxury building. If unit size matters to you, Brickell House offers more square footage per dollar than most comparable buildings in the area.
The large waterfront lot to the northeast of Brickell House is the site of Ken Griffin's Citadel headquarters development. This will bring heavy construction activity (trucks, cranes, noise, and street disruption) to the immediate area for the next three to four years. If you are sensitive to construction noise or rely on the surrounding streets for daily commuting, this is a meaningful near-term quality-of-life issue.
The east-facing bay views are currently excellent, but the Brickell Bay Drive corridor is expected to redevelop over the next 10 to 15 years. Older low-rise buildings along the waterfront will eventually be replaced by new towers, which will compromise or eliminate the bay views that are currently one of Brickell House's strongest selling points. If you are buying an east-facing unit and planning to hold for the long term, factor this into your decision.
Brickell House is an excellent building for residents who can walk, bike, or use the Metromover for their daily commute. The building's location near Brickell City Centre and the Metromover station makes it genuinely car-optional for many residents. If you need to drive a car daily during rush hour, the robotic parking garage's slower-than-designed speed will be a recurring frustration.
Brickell House is a case study in how a single infrastructure failure can permanently alter a building's market position. The robotic parking garage disaster created a discount that still exists today, even though the system has been repaired and the building itself is genuinely competitive with buildings that cost significantly more. If you can live with the parking situation (and many residents do), you get a mid-tier luxury building with excellent amenities, larger-than-average units, outstanding rooftop pool, and a great South Brickell location at a price that reflects the building's history rather than its actual quality. Just know what you are getting into with the parking, plan for Citadel construction noise for the next few years, and understand that the east views are on a long-term time clock.
